Appraisal & Inspections
We highly recommend protecting your investment by hiring an inspection professional before you agree to a purchase. Inspections are conducted at the expense of the buyer early in the process. Your White Diamond agent can recommend skilled local inspectors who will assess the condition of the home and make recommendations to ensure your safety and long-term security.
Common Inspections
The following are the most common inspections conducted before a home is purchased. Other tests and inspections can be performed as well, such as for mold and lead-based paint. Work with your agent to request the inspections that will address all your concerns.
Appraisal
The appraisal will be ordered by the lender as soon as your official loan application has been submitted. Typical turn-around time in our area is two to three weeks.
It is important to provide your lender with all documentation required as quickly as possible to complete your application. This will help them schedule the appraisal to avoid delays.
The appraisal fee will vary, so consult with your lender about estimated cost and when payment is required. Once the report is returned, the lender will review it and share it with you and the seller. Your agent will then help you negotiate conditions to be addressed prior to scheduling your closing.
